Spring Market Report

The housing market is an ever moving feast as they say!  Which is why as trusted local experts in the market our team keep abreast of these changes so that we can continue to offer the very best service to our clients no matter what the market is doing.

Overall the trend is that the market is looking up again and Waverley is out-performing other regions in the South East in terms of activity and housing stock on the market. This confidence looks set to continue to build this year.

The statistics show that currently homes sell on average in 51 days, which is longer than some of the heady days we may have seen in the past but by no means are homes languishing on the market for months.

It’s great to see the positives locally and we know from years of experience that good homes will continue to sell well in any market and in Cranleigh and the surrounding villages there is a lot of highly desirable housing stock.

As well as considering the market it is often down to individual homes as to how quickly they will sell and what value they might achieve.  The latest reports show the top 3 aspects that can add value to your home are a garden room (up to +5%), kerb appeal (up to +10%) and increase energy efficiency (up to + 16%). 

Whilst not all of these may be possible to improve in your property it’s worth considering what adaptions could be possible.  For most homeowners they know that when your home is on the market first impressions count, consider what was it that drew you to this house and are you making the most of those features.

If you’re not looking to sell your property currently but are looking to make adaptations if you want to consider the longer term investment you’re making then it’s also worth keeping these in mind.
